What data we process

Through this website we mainly process technical data (such as IP address, browser type, and pages visited) and data you provide when you email or call us.

We do not collect data through a contact form on this site. If you contact us, we keep the content of your message and your contact details so we can handle your request.

Why we use it

We use personal data for the following purposes:

• Running the website correctly and securely (hosting, security, error detection).
• Answering your questions about property in Italy or our services.
• Following up on a possible collaboration or mandate, when you agree to this.
• Measuring website use via Google Tag Manager, but only if you give consent through the cookie banner.

Legal bases

We rely on the GDPR and Belgian privacy law. Depending on the situation we use your consent (statistics cookies), performance of a contract or pre-contractual steps, a legal obligation, or our legitimate interests (such as security, showing the map, and improving our services, within the limits of that law).

Retention

Technical logs at our hosting provider are kept as long as needed for security and stability, then deleted or anonymised according to the provider's settings.

Emails and call follow-up are kept as long as needed to handle your request and, for a mandate, for the statutory and professional periods that apply to estate agency work.

Cookie data via Google (analytics and the map embed) is subject to Google's policies. You manage statistics through cookie settings.

Processors and transfers

We work with carefully selected processors. We do not sell your data to third parties. We only share data when the law requires it or when you have given clear consent.

• Vercel Inc. (hosting and delivery of the website). Servers may be located outside the EEA; appropriate safeguards apply (such as standard contractual clauses).
• Google Ireland Limited for Google Tag Manager (analytics, after consent) and for the Google Maps embed in the inspiration section (always loaded as part of the site).

Your rights

You have the right of access, rectification, erasure, restriction of processing, objection, and data portability where the GDPR allows.

If we rely on consent, you may withdraw it at any time via cookie settings or by emailing us. This does not affect processing that has already taken place.

You may lodge a complaint with the Belgian Data Protection Authority (APD/GBA), Rue de la Presse 35, 1000 Brussels.
